Architectural Guidelines

Architectural Guidelines are in place to ensure the quality and integrity of the community is maintained thereby creating a high level of visual appearance and protecting future property values.*

Home Size & Pocket Width

Minimum square footages (above grade, excluding garage, basements and bonus rooms) are as follows:

  • RSL Standard Lots Bungalow 1600 sf
  • RSL Standard Lots Two Storey 1800 sf
  • RSL Lake, RSL Pond & Estate Lots Bungalow 1800 sf
  • RSL Lake, RSL Pond & Estate Lots Two Storey 2400 sf

Houses are to have a consistency in massing and size. Siting should reflect careful consideration of lot characteristics, relationship and orientation. A minimum house width will be required. Walkout, corner and walking path lots have greater public visibility therefore additional architectural measures are required.

Exterior Elevations & Design

Exterior elevations will be reviewed and approved on a lot to lot basis. Architectural Guidelines are in place for, but not limited to, exterior color and materials, brick / stone work, roofing materials, roof pitch and overhang, fascia, front entrances, front elevation windows, chimneys and flues.

All homes must include a double attached garage (minimum) and driveways are to be poured as shown on the plot plan. Front driveways and walkways may be constructed using standard concrete with a required border, stamped colored concrete / pavers, or exposed aggregate.

Landscaping & Fencing

It is the responsibility of the Homeowner to landscape the front yard. On highly visible lots (backing onto the pond or lake) the rear yard must be landscaped as well. A minimum $5000 landscaping security deposit is required. Guidelines are in place for, but not limited to, fencing and accessory buildings.

The interpretation and enforcement of the guidelines shall be at the sole discretion of the Developer.
